Full interior walkthrough & quick exterior visual inspection

A full sweep through every room and visible exterior areas to identify any irregularities - checking walls, ceilings, basements, and entry points for damage, moisture, or safety concerns.
Outside, we carefully inspect gutters, rooflines, and siding for visible debris, ice buildup, or damage. Any issues are documented and reported for quick homeowner attention.
Check for leaks, water damage, or pests

Inspect kitchens, bathrooms, and basements for drips, standing water, or humidity issues. Look for pest entry points, droppings, or nesting signs before they become costly problems.
Run faucets and flush toilets

Keep plumbing traps filled, prevent odors, and ensure that fixtures remain in working condition by cycling water through sinks, tubs, and toilets.
Confirm thermostat mode/temp, and security systems operate properly

Verify that the HVAC system is set to the correct seasonal mode and temperature. Confirm that any alarms, cameras, or sensors are powered on and functioning properly.
Verify all doors & windows sealed and secure and power is on

Ensure all access points are locked, weather seals are intact, and lighting or critical appliances maintain power, especially after storms or outages.
Bring in mail & small packages

Collect letters, flyers, and parcels to prevent buildup and maintain the appearance of an occupied home. Mail is neatly stored in a designated area.
Provide a detailed visit recap after each check

Each visit concludes with a concise written summary including photos (if needed) and any noted concerns, so you have peace of mind no matter where you are. 

Water softener level check & refill (if provided)

Monitor and refill your home’s water softener system to ensure it remains functional and efficient, helping to prevent buildup in pipes and appliances. 

Furnace filter check & replace (if provided)

Visually inspect and replace filters as needed to maintain healthy air circulation and prevent dust accumulation during long periods of vacancy. 

Test smoke & carbon monoxide detectors - monthly, change batteries* if need

Test all alarms monthly to ensure they’re operating correctly. Batteries are replaced if needed so your home remains protected year-round. 

Appliance check

Confirm that key household appliances; such as the refrigerator, freezer, or dehumidifier, are running properly and free from leaks or power issues.
Toilet bowl wipe-down to prevent rings or buildup

Quick wipe-downs during each visit prevent mineral rings and keep bathrooms fresh between cleanings, maintaining a lived-in, well-kept appearance.
Garage inspection (visual check for moisture, doors, pests)

Inspect garage floors, walls, and door seals for moisture, pests, or access concerns.

Car Care

We’ll start and idle your vehicle, check tire pressure, and verify fuel levels to keep batteries charged and systems running smoothly throughout the season.
Mail forwarding or package re-shipping

Have important deliveries or letters sent directly to you. We collect, organize, and re-ship mail or packages safely to your preferred address. 

Key holder access for Coordinating Vendors or Repairs

Need a trusted point of contact while you’re away? We’ll meet service providers, oversee brief visits or maintenance work, and secure the home once complete.
